Closing a property proposal – Reality vs. Expectations
Time for some real talk… closing a property proposal is no easy feat. There’s nothing quite like that adrenaline high when it gets done, but more often than not, blood, sweat, tears (and countless cups of coffee) are involved in the process.
Despite all the hard work that’s put in, hiccups are bound to happen. Sometimes, life just likes to throw a curveball. So to honour all that hard work, and also poke a bit of fun at misfortune (laughter is a good coping mechanism right?), let’s have a look at some common expectations and their more realistic counterparts when closing a property proposal:
#1 Winning Deals
Expectation: You’ve had an amazing meeting. The vendor even laughed at your jokes. You’ve got this one in the bag. You’re driving back to the office and before you’ve even pulled into your parking spot, your phone starts ringing. It’s the vendor and they’re happy to move forward.
Reality: You’ve had an amazing meeting. The vendor even laughed at your jokes. You’ve got this one in the bag. But then days pass… weeks go by… and you’re sure you’ve messed up. You start questioning whether you’ve lost your touch. Maybe the vendor was just laughing to be polite? Maybe you were never really good at this. Your boss starts texting you about the deal and you start to sweat. Suddenly, your phone rings. It’s the vendor; they’re sorry for the delayed response, but they’re happy to move forward.
#2 Following Up with Vendors
Expectation: You look over your proposal and hit send; you’re feeling good about this one. The next day, your gut instinct tells you to call up that client. You pick up the phone and the vendor is glad to hear from you. They’ve looked over the proposal (you know this because of Proply’s alert functionality, of course!) and they’re ready to sign.
Reality: You triple check your proposal, anxious about making any errors. One last check and you hit send. The next day, you’re wondering if you should follow up with the client. You don’t want to annoy them but the competition is fierce, and you’ve got targets to meet. You pick up the phone and the vendor is surprised (or was that exasperation?) to hear from you so soon. They haven’t even looked at the proposal yet (but you knew this because of Proply’s alert functionality, doh!) and will call you back later…
#3 Preparing Proposals
Expectation: You clock into the office at 9 a.m. and you’re ready to take on the day. You worked extra hard yesterday and now have a huge list of proposals to prepare. You settle into your desk, put on headphones, and start hammering out proposals left and right. They get printed and bound just in time for lunch. Your colleagues are amazed at your productivity and your boss gives you a high five.
Reality: You clock into the office at 9 a.m. and you’re ready to take on the day. You worked extra hard yesterday and now have a huge list of proposals to prepare. You settle into your desk and open up your computer. Wait, where did all the latest proposal templates go? Why are there so many versions? You spend an hour looking for them. Once the proposals are ready for print, the printer starts flashing. It’s out of paper. You send a passive-aggressive email to the office admin. Finally, you start printing the proposals out but then you notice a huge typo. You go back to your computer to fix it. Your boss comes around to see how you’re doing. Vendors start calling to ask when the proposals will be ready. The printer jams…
… Hitting a bit too close to home now?
